Terms of Use for This Site and Its Claim Review

The ground rules for reading SurplusFundsRecovery.org and for using the claim review: what the tool can and cannot tell you, and what may not be done with these pages.

(888) 864-3453

These terms cover SurplusFundsRecovery.org and everything on it, including the claim review. The organization that operates this website is a private organization of post foreclosure specialists, described on the disclaimer page. The terms are short because they are meant to be read. Using the site means accepting them.

What this site is for

The pages explain how surplus funds and tax-sale excess proceeds work, state by state, and how the rightful claimant asks for the money. They also exist to bring in claimants who want that work done for them. Both purposes are open.

Read the pages, print them, save them and hand them to a relative or to anyone helping with a claim. That is what they were written for. Nothing on the site is legal advice.

The claim review is a screening aid

The claim review is a screening aid. It is not a legal opinion.

It asks a short series of questions and sorts the answers into a rough result. It cannot see the deed, the liens recorded against the title, the dates printed on the notice you received or the file at the courthouse, and those are the things that decide a real claim. So, whatever the result says:

  • A result pointing toward a claim is not proof that money exists or that any of it will reach you.
  • A result pointing away from a claim is not proof that you have none.
  • No claim period pauses, extends or restarts because you used the tool or sent a form.
  • A result is not a commitment by anyone to take your matter, and no engagement exists until a written agreement is signed.

What happens to the answers you type in is described in the privacy policy.

Acceptable use

Use the site the way a careful reader would. These are off limits:

  • entering invented details, or another person’s details without that person’s agreement;
  • bulk copying, scraping, republishing or passing off the text, tables or state research as your own;
  • automated submissions through the claim review or the forms;
  • probing the site for weaknesses, flooding it with traffic or attempting to defeat its security;
  • borrowing the name, wording, layout or research from this site to approach former homeowners or heirs as though you were connected to this organization, to a court, to a county or to a state program.

That last rule matters more here than on most websites. People owed surplus funds are heavily solicited, often by mail that arrives before the official notice does, and nothing taken from these pages should ever end up inside a pitch aimed at them.

Who owns the words and the pictures

The organization that operates this website owns the text, the tables, the page structure, the state research and the claim review. Quoting a short passage with credit is fine. Anything more than that needs written permission. Statutes and court decisions are public and anyone may copy them; the explanations of them here are not.

Photographs on this site are licensed stock images and remain the work of the photographers who made them. Nobody pictured is a claimant, a client or connected to this organization in any way, and no image is a photograph of a real claim, a real property or a real family described on these pages.

Why nothing here links out

This site does not link to other websites. When a page names a public body, such as a clerk of court, a county treasurer or a state unclaimed property program, it gives the name and nothing more. That is deliberate. A public office is safest reached through its own published address, found by you, rather than through a link supplied by a private company. It also means no page here can send you to a paid lead form dressed up as a government page.

Other websites may link to these pages. Such a link implies no endorsement in either direction.

Limits on liability

The site is offered as it stands. Real effort goes into keeping it accurate and into dating the state research. Even so, no promise is made that every page is complete or current, that no mistake has survived review, or that the site will stay reachable without interruption.

As far as the law allows, the organization that operates this website accepts no liability for loss arising out of use of the site or reliance on its general information, including indirect and consequential loss and including a claim lost because a deadline passed. Nothing in this paragraph reduces what the organization owes a claimant under a signed agreement.

Governing law and changes

These terms, and any dispute about this website, are governed by the law of [governing state to be confirmed].

The terms can be revised. A new version replaces this text at this address, carries its own date and applies from that date forward. This version is dated September 19, 2026. If a term is unclear, ask through the contact page before relying on it.

A question about these terms or about the claim review?

Ask through the contact page. A claim review carries no out-of-pocket expense.

No out-of-pocket expense. The completion fee is written into your agreement before any work starts and is paid only from the recovered surplus.
